What is Planning Commission?
Planning Commission’s main role is to help guide the orderly growth and development of the community in accordance with the Township’s Master Plan and Zoning Ordinances. Planning Commission consists of nine members, appointed by the Supervisor, subject to the approval by a majority of the Township Board. All members shall serve with compensation. One such member shall be a member of the Zoning Board of Appeals, who shall report the actions of the ZBA to the Panning Commission and update the ZBA on actions by the Planning Commission, and one such member shall be a member of the Township Board.

Planning Commission reviews the following items:
· Special Approval Land Use
· Rezoning requests
· Site Plan Review
· Planned Unit Development requests
Site plan review and approval shall be required prior to the establishment of any new use, special use, change in use, addition to an existing use, the erection of any multi-family, commercial or industrial building and all new subdivisions. Contact the Building/Zoning Official for specific questions regarding the above items. Fee schedules for submittal to the Planning Commission are available below.
KEY STEPS IN THE PROCESS
1. Application Submission: Applicants submit their proposals, including site plans, applications, and other required documents, to the Building Department.
2. Review by Planning Staff: Planning Staff reviews the application for completeness and compliance with local regulations. Reviews are completed by the following: Building/Zoning Official, Township Planner, Township Engineer, and the following Departments: Assessing, Police, Fire, Water & Sewer, and Building/Zoning.
3. Scheduling for Review: Once the application is determined to be complete, it is scheduled for review by the Planning Commission.
4. Public Hearing (if required): For certain applications like special land use and rezonings, a public hearing is held to allow for public comment and input.
Planning Commission meetings are held on the fourth Wednesday of each month at 7:00pm in the Clay Township Board Room, 4710 Pointe Tremble Rd. Meeting dates and deadlines are listed below.
